Retail is a vital component of the 100-acre Eagle River mixed-use development located at the prominent intersection of Eagle Road and State Highway 44 in Eagle, Idaho. The development is bounded on the south by the scenic Greenbelt trail along the Boise River and is centered in one of the highest income and fastest growing areas in the state.

Eagle River is known for its superior location, exceptional access, impressive traffic counts, ample parking, and signage opportunities. It offers retailers a desirable address and a great location for success.

The development offers a wide range of alternatives to retail users including large, free-standing anchor buildings, individual pad sites and small shop space. In addition to 40,000 sq. ft. of in-place retailers, financial services and restaurants, including local favorites Bardenay Restaurant and The Griddle, Eagle River features another 150,000 sq. ft. of high-visibility retail/entertainment sites that are ready for development.

Eagle River is also home to 300,000 sq. ft. of in-place Class A office space with up to another 120,000 sq. ft. planned office, a 98-room Hilton Garden Inn, the 75,000 sq. ft. Saint Alphonsus Eagle Health Plaza and Reid Merrill Community Park.
